Questions

What homeowners here ask

How much does a roof replacement cost in Rialto?

Typically $9,000 to $22,000. The Inland Empire sits below the Los Angeles basin on labor and above the High Desert, so an LA average reads high here and a national average reads low. Composition runs about $6 to $9.50 per square foot, tile considerably more.

Does my new roof have to be a cool roof in Rialto?

Probably yes, and this is the main way Rialto differs from Los Angeles. Rialto is Title 24 climate zone 10, and the steep-slope cool-roof requirement applies in zones 10 through 15 -- so your pitched roof is in scope once you replace 50% or more of it. The minimum is aged solar reflectance 0.20 and thermal emittance 0.75, or SRI 16.

Is there any way around the cool-roof requirement?

There are four documented exceptions and they are worth checking before you pay a product premium: an addition with under 300 square feet of roofing, an attic radiant barrier, R-20 or better attic insulation, or properly sealed ducts. On a house with decent attic insulation you may already be compliant.

What is an aged solar reflectance and why does it matter?

It is the product's performance after weathering, not when new, and it is the only figure Title 24 accepts. The Cool Roof Rating Council tests at three-year exposure sites because a shingle that leaves the factory at 0.35 can age to 0.22. If a quote cites an initial reflectance, it is citing the wrong number.

Who pulls the permit -- the city or the county?

It depends on the address, and people get this wrong constantly. Rialto, Fontana, Colton and San Bernardino are incorporated cities with their own building departments. Bloomington, Muscoy and Lytle Creek are unincorporated San Bernardino County. We pull it either way, but a contractor who files in the wrong place costs you a week.

Why did my roof fail before its warranty ran out?

Because warranties are written for an average American climate and zone 10 is not one. Sustained heat and ultraviolet take the plasticiser out of asphalt and the life out of felt under tile far faster here than on the coast. Judge a roof by its condition rather than its paperwork.

Is it cheaper to relay my tile than replace it?

Usually by about half. A lift and relay is $7,000 to $19,000 against $26,000 to $52,000 for a full tile replacement, because the expensive part of a tile roof is the tile and you already own it. Most Inland Empire tile is concrete in profiles still manufactured, so breakage can be matched.

Do you charge for the survey or the quote?

No. The inspection is free, the written quote is free, and there is no obligation attached to either. What we will not do is give you a price at the door without going up, or quote a cool roof without first checking whether an exception already applies to your house.
